Two places. Paying custom prices for hidden boxes — spend on doors, drawers, and hardware you touch daily, not on plywood nobody sees. And changing the plan mid-build — moving an island 18 inches on paper is free; moving it after rough plumbing is a change order. Decide fully, then build.
Counters and cabinets in place? No permit. Touch plumbing, gas, electrical circuits, or walls — permit. A licensed contractor pulls it and builds to pass; an unpermitted kitchen resurfaces at appraisal, insurance claims, and escrow, where it costs far more than the permit did. Once materials are on site and permits issued: pull-and-replace runs 6–8 weeks; layout changes 8–12. The classic delay isn't construction — it's cabinet lead time. Order early, demo later.
